Description

**This property is listed by a certified expat broker.**

IMPRESSIVE SPACIOUS AND WELL MAINTAINED APARTMENT OF APPROX. 173 M2 WITH PURCHASED LEASE UNTIL 2056, NEAR THE GELDERLANDPLEIN AND WITHIN WALKING DISTANCE FROM THE ZUIDAS.

We are pleased to present this wonderfully bright, spacious apartment (approx. 173 m²) in the luxurious Crystal Court (built under architecture) located next to the Gijsbrecht van Aemstel Park, around the corner from the Gelderlandplein shopping center.
The apartment has three large bedrooms, a walk-in closet (with provisions for the construction of a second bathroom), a spacious utility room, a spacious storage room in the basement and a lovely terrace located on the southwest with a view of the Gijsbrecht van Aemstel Park.

LOCATION/SURROUNDINGS
In terms of location, this apartment has the best of both worlds.
A green quiet location right next to the Gijsbrecht van Aemstelpark with the Amstelpark and the Amsterdamse Bos just a stone's throw away. The shopping center "Gelderlandplein" is around the corner, a luxurious indoor center with everything you need for daily shopping, such as well-known supermarkets, fashion stores and nice restaurants. And the business center 'Zuidas' is a few minutes' walk away.
In addition, there are three primary schools in the area, including the 'Amsterdam International Community School' and a variety of well-regarded secondary schools within cycling distance.

Piece of history of the Crystal Court complex
At the end of Willem van Weldammelaan, near Gijsbrecht van Aemstelpark, space became available for the construction of an apartment complex. Hillen & Roosen, acting here as a development and construction company, was allowed to build a luxury complex here in the vicinity of the Gelderlandplein shopping center. She won the order from a competition in 2001. The interior space (a glass atrium), which functions as a kind of greenhouse and safety area, was provided with an inner garden and ponds, so that it can also be seen as a climate buffer. The building projects upwards (gets wider and wider). The facades are clad with Western Red Cedar wood, which matches the Gijsbrecht van Aemstel Park nearby. In 2010, the building received both the Amsterdam New Construction Prize and the De Houtprijs.

ACCESSIBILITY
An excellent infrastructure, with fast tram lines 5 and 51 and access to the main highways A1, A2 and A4. Within walking distance, metro and train station 'Zuid / WTC' provides access to public transport. From this station it is about 6 minutes by train to Amsterdam Airport 'Schiphol'.

PARKING
It is possible to buy two parking spaces for € 50,000,- per parking space. It is permitted to have a charging station installed in the parking spaces in the garage at your own expense. A blue disc applies on public roads.

LAYOUT
The elevator will take you comfortably to the first floor where this apartment is located. Through the front door you enter the wide central hall with the desired storage space for the wardrobe. All other areas can be reached from the hall. The entire apartment has a beautiful wooden floor and is finished with beautiful skirting boards. The spacious living room is wonderfully light and gives access to the large terrace that can be reached through three large sliding doors and brings the outdoors inside. From the open kitchen you have a beautiful view of the atrium and the changing play of light in it. The kitchen (Siematic) has the necessary equipment and storage space.
The master bedroom has a lot of natural light and is a very spacious and pleasant room to wake up in. The master bathroom is fully tiled and has a large bath/jacuzzi, double sink with base cabinet, toilet plus a separate shower cubicle.

The second bedroom is of ample size and large enough for a double bed. The second separate (guest) toilet is located next to the second bedroom. This room has a beautiful view of the Zuidas.
The sunny third bedroom is connected to the terrace and the living room through sliding doors. In summer temperatures, the electrically operated outdoor blinds on the windows of the living room and third bedroom come in handy.
It is possible to create second bathroom in the closet space from the third bedroom. All connections are available for this in the closet space.

In the center of the apartment is a large storage room (scullery), equipped with connections for washing machine and dryer, the heat recovery unit, the heating system (boiler) and the mechanical ventilation unit. This room also has a kitchen unit with a double sink.

Although the building was built in 2008, the design and installations used were already at their best! This apartment has recently been awarded an energy label A. The apartment is heated by its own heating system and has underfloor heating throughout the apartment, the design radiators are installed as additional heating. In addition to heating, you can enjoy top cooling in the spring and summer. This allows the temperature in the entire apartment to be kept at a comfortable level. You can set the desired temperature yourself via the programmable thermostat. The apartment complex has hardwood frames completed with HR++ insulating glazing. There is also a closed communal bicycle shed in the basement.
